Leaside real estate market: September 2026

Sales, prices, sale-to-list and days on market for TRREB district C11, Leaside and Thorncliffe Park, from the Toronto Regional Real Estate Board. Updated every month.

In September 2026, 27 homes sold in TRREB district C11, which covers Leaside and Thorncliffe Park. The two areas sell very different homes, so the district median ($640,000) says little about a Leaside house. Leaside's detached houses had a median of $1,800,000 and semis $1,503,000; Thorncliffe Park's condo apartments had a median of $416,000.

The short version Leaside houses that came to market in September sold fast: 5 detached houses at 96% of list in 11 days on average, and 7 semis at 105% of list in 6 days. Those are small numbers, so read them as a signal, not a rule. Condo apartments in the district took longer - 35 days, at 97% of list.

No freehold or condo townhouses sold in C11 in September. With 5 detached sales, one unusual house can move the median by hundreds of thousands of dollars, so compare months, not single numbers.

What this means if you own here

Few Leaside houses come up for sale in any month - 31 new detached listings and 13 new semi listings in September - and on average they sold within two weeks of listing. That works in a seller's favour, but only at the right price: a house listed well above the recent sales on its street tends to sit while the next one sells. For a house in Leaside the district median is the wrong benchmark. Your number comes from the handful of Leaside houses most like yours that sold recently, adjusted for lot size, condition, parking and the basement.
