For Sellers

Sold is a strategy, not a sign on the lawn.

Pricing built on real comparables, preparation advice that pays for itself, media buyers stop scrolling for, and negotiation that has made the national press. This is how your home sells.

How We Sell

Five steps. No mystery.

Staged living room at 667 Shaw Street, sold by Luke Fraser Homes in 2025
01 The Straight-Talk Number

Pricing built on evidence, not flattery.

We start with what genuinely comparable homes near yours actually sold for - pulled live from TRREB - and tell you the honest number, even when it is not the exciting one. Then we choose a strategy: price sharp for competition, or price full and hold. You make the final call, with the reasoning in front of you.

02 Preparation & Staging

Small spend, outsized return.

We walk your home room by room and tell you exactly what is worth doing - and what is not. Strategic staging, cleaning, and minor fixes consistently return more than they cost, because photos decide which listings buyers visit. We coordinate all of it.

03 Media That Stops the Scroll

Professional photo, video, and 3D - every listing.

Every home we list gets magazine-grade photography, and most get cinematic video and a 3D tour. The images on this page are our actual listing media - this is the standard your home gets, not a premium add-on.

04 Launch & Negotiation

Where deals are actually won.

Offer-date strategy, showing momentum, and firm, calm negotiation - this is the part you hire us for. Our sale at 667 Shaw St drew national coverage in The Globe and Mail; one client put it best in the quote below.

05 Sold & Beyond

A team on the details until the keys change hands.

Deposits, conditions, lawyers, closing day logistics - our client care team runs the file so nothing slips. It is why neighbours call us after watching a sale from across the street - on one East York crescent alone we have handled four separate transactions.

Selling a $1.5M+ Home

What changes above $1.5 million.

The fundamentals are the same at any price. What changes is who is buying, how few true comparables there are, and how little room there is to get the price wrong.

A smaller, better-prepared buyer pool

Above $1.5 million there is no insured mortgage: buyers need at least 20% down. Most are move-up buyers with a home of their own to sell, so they buy carefully and on their timeline, not yours. We have negotiated for buyers at $2.4M, $2.24M and $2.075M, so we know what they pay for and what they walk away from.

Pricing precision

At this level there may be three true comparables in a year, not thirty. We price from the closest sales street by street, adjust for lot, layout and condition, and tell you the range in writing before you list. Overpricing costs more here: a home that sits is the home buyers at this level assume something is wrong with.

Staging and preparation

We walk the house room by room and tell you what is worth doing and what is not. At this price, staging is not decoration; it is how a buyer pictures their own life in the space.

Marketing

Magazine-grade photography, cinematic video and a 3D tour, the standard on every listing we take. At this price the media does the work of the first showing, so it has to be right.

Private showings

Showings by appointment, attended by our team. Your home is not an open house unless you want it to be.

Discretion

Your address and sale price appear in our record only with your OK. If you would rather your sale stay off our site, it does.

Local depth

Four separate transactions on a single Parkview Hills crescent in East York, on both sides of the table, including buyers represented above $2 million. That is what knowing a street actually means.

“Luke optimized a strategy of listing with an offer date and his skillful negotiations returned us top dollar for our condo, completely eclipsing the figure we had hoped to receive.”
