Waterpark City sits on the water side of Fort York Boulevard, tucked between the Gardiner and the lake, walking distance to the Bentway, Stackt, Loblaws at Queens Quay, and the Exhibition GO station. From the outside people treat the four towers as interchangeable. They are not.
Layouts, exposures, maintenance fees and resale patterns differ meaningfully between them - and buyers who assume otherwise routinely overpay for the wrong exposure or dismiss the tower that actually fit them best. Below is what we have learned working in all four.
The original Neptune tower, and the one with our longest record. Our sale here was covered by the Toronto Star - a $675,000 sale with Luke as listing agent.

The second Neptune phase, sharing the complex with 209 and often quoted interchangeably with it. In practice the unit mix and exposures differ, which is where the pricing gap between the two phases comes from.
Aquarius opened in 2006 and pairs with Atlantis next door. It is the tower we have transacted in most often in recent years, and the one where our pricing reads are tightest.


Atlantis is the larger of the Aquarius pairing and the tower where our work has been purely resale. If you are comparing 219 and 231, the honest answer is that the right one depends on exposure and floor far more than on the address.
